Beautifully sandwiched by green space, this ground floor apartment boasts views of Highbury Fields to the front and access to a private and luscious garden to the rear. The previously existing layout interfered with any connection between the green spaces and divorced garden from living space – alfresco dining discouraged and trips between fridge and deck chair obstructed.
Patalab’s refurbishment addresses this separation whilst responding to the grade II listing and working within constraints such as structure and budget. We therefore employed small interventions and explored surface treatment to improve the flat’s cohesion and uncover its verdant potential.

The four-storey building, featuring both a generous internal and entrance atrium, has been substantially upgraded. The three-storey high, fully glazed entrance lobby has been completely remodelled, introducing a bespoke facade and sculpted staircase feature composed of curved pipework.

Our task was to convert and remodel a run-down industrial compound from the 1950’s into contemporary residential accommodation. The site includes a roundabout with a dysfunctioning fountain and a neglected green area adjacent to Kingston Environmental Centre. The open call for ‘A Gateway to New Malden’ attracted more than 40 applications.

Situated in the Whitechapel hinterland, the key driver has been to ensure that low build cost is paired with good design. When visiting Kensington Gardens Apartment for the first time we were struck by the leaf-filled view benefitting the old-fashioned sitting room. To the north and east you could see trees extending down Kensington Road and across Kensington Gardens, the palace just hidden by the extensive greenery. A large London plane tree to the front of the property gave the front room a delightful tree-house quality as you looked into the crown of branches.
